Four hours is not a long time in estate agency.

Zoopla commissioned YouGov to survey 1,000 homeowners who had sold a property within the previous five years.

Two-thirds expected an estate agent to respond within four hours. Around one in four expected contact within an hour. These expectations were broadly consistent across age groups.

That places a call received at 5.30 pm in an awkward position. Leaving it until the following morning may create a delay of 15 hours or more.

The agency may still return the call promptly by traditional office standards. The seller may experience it rather differently.

Does every enquiry need an immediate answer?

An immediate response does not require an instant valuation, a confirmed viewing or a full account of the local property market.

It requires acknowledgement and direction.

For a new seller, that may mean:

  • Understanding when they hope to move
  • Recording their preferred contact time

For a buyer or tenant, it may mean:

Rightmove's guide to handling enquiries was based on more than 50,000 mystery shops of estate agency branches, alongside an assessment of more than one million property listings.

The guide found that strong agents answer calls, collect the caller's name and contact information, ask about their present situation and establish what they are looking for. For email enquiries, its benchmark included replying within one working hour and providing a clear next step.

The research dates from 2019. Customer expectations have since become faster across almost every consumer service.
